For Buyers

Dear Future Home Buyer, we know you’re out there dreaming of having a space to call your own that you can decorate Joanna Gaines’ style BUT you feel completely overwhelmed by the process and where to even start. Our goal is to equip you with all of the tools necessary to start this journey as prepared as possible because a prepared home buyer = a successful home buyer.

So where do we start? First, let’s schedule a coffee date! You pick the place, we’ll buy the coffee. This is when we go through each step of the process, find out what you need in a home, and answer any of your burning questions.

Second, you’ll need to get pre-approved. We recommend using a local lender who is knowledgeable about various loan programs and who will be available whenever you need them. Bonus: we have some awesome recommendations if you need them!

Third, it’s time for some fun - let’s go look at houses! Once we know what you need in a house and what you’re pre-approved for (and more importantly what fits into your budget), we will set you up on an auto search so that as soon as a new home that fits your criteria hits the market, you’ll know about it! If it catches your eye, just send us an email and we’ll work on scheduling a showing.

Fourth, if you decide to make an offer, we will be in contact with the listing agent to help make your offer as strong as possible. Hopefully, your offer will get accepted, but if not, it just wasn’t meant to be and we circle back to step three.

Our job doesn’t stop at an accepted offer. We will guide you through the inspections, appraisal, and all of the other deadlines that have to be met on the way to the closing table.

Lastly, it’s time to celebrate with you on closing day as you sign on the dotted line and officially become a homeowner!

For Sellers

Raise your hand if you’re thinking of selling your home! Do you want to know how to make the most money from your home sale? You’re in luck because we have plenty of tips to make your home stand out. The first step is to schedule a consultation with us because a prepared seller is a successful seller!

Before we meet in person, we will send you crucial resources for preparing to list your home. At your consultation, we will show up with your favorite coffee order, walk you through the selling process, learn about you and your home, and make a plan for getting your home listed.

Once we have seen your home, we will review comparable houses in your neighborhood to help you determine what price to list your home. We also take this one step further and calculate a net sheet which is a list of all expected costs associated with selling so that you can see what your estimated bottom line is. We know this information is what you truly care about, so we do our best to make this estimate as accurate as possible.

Once you’ve had a chance to pre-pack your belongings, make any necessary repairs, and clean your home, we will schedule professional pictures (we pay for these because they are a non-negotiable for every one of our listings!).

Our job doesn't stop once your house has been listed on the MLS. We make sure your listing is getting the most exposure possible by creating flyers to go with the for sale sign, paid targeted social media ads, and scheduling an open house if one is warranted.

We take care of all negotiations with the buyers’ agent from the time of offer, through inspection, and with anything else that comes up as we approach closing. We manage deadlines, make sure you receive disclosures, and help schedule necessary appointments like appraisal and closing. Although these things are all necessary, our absolute favorite part of the process is the client experience we get to provide. We don’t want to give away everything we do for our clients, but we will tell you that we aim to give a red-carpet experience!

One last thing! If you’re looking to buy and sell at the same time, we’re your gals. We have coordinated these types of transactions many many times and we aim to make it as stress-free as possible.
